Property Overview

Fall Creek Farmhouse is a historic late-1800s farmhouse located on approximately 2 acres in rural Madison County, Indiana. The property accommodates a maximum of six (6) guests and includes Smart TVs with Roku, Wi-Fi (rural service), fully stocked kitchen, linens, bath essentials, keypad deadbolts, exterior security cameras (exterior only), and seasonal porch/deck seating.

Amenities

  • Individually controlled remote heating and air conditioning in each room. 
  • Smart TV’s with ROKU in all bedrooms and living room. 
  • Wireless internet – note a rural connection may occasionally experience interruptions. 
  • Fully stocked kitchen with appliances, cookware, and tableware. 
  • Bed linens, towels, and basic paper products. 
  • Digital keypad with deadbolts on all exterior antiques. Quality furnishings and antiques with farmhouse theme décor.

Standard Terms and House Rules

  • Maximum occupancy of six (6) registered guests
  • No parties, events, commercial photography, or unregistered guests. 
  • No pets permitted (owner has pet dander allergies). 
  • Property is not suitable for small children under the age of 10. 
  • No smoking or vaping inside the home or on porches within 10 feet of dwelling. 
  • No illegal drugs (in the state of Indiana) or excessive alcohol use. 
  • Keep doors/windows closed to prevent wildlife/critter entry; locks doors when leaving. 
  • Do not move furniture or place shoes on bedding or any furniture. 
  • Quiet hours are 10:00 PM – 7:00 AM. 
  • Guest responsible for any damage beyond normal wear and tear. 
  • Late checkout without approval: $25 per hour. Pet/Smoking/Vape Fee: up to $500.00

Your Safety

Your Safety includes deadbolt keypad entry on all 4 exterior doors. Smoke detectors, fire extinguisher, fire blanket in kitchen, first aid kit, and emergency fire exit ladder upstairs in bedroom #2. Safety grabs bars installed in bathroom. Please watch your steps in a few places and ceiling slants for our taller guests. Note: Retention pond next door.

Maintenance Repairs & Access

The homeowner may access the property for repairs, inspections, or emergencies. Notice of at least 3 hours will be given when possible (except emergencies). Guests agree to report any issue or damage immediately. The reserving guest is responsible for any damage caused during their stay (excluding normal maintenance). The property is documented with a time stamped video/photos before check in.

Liability

Guest acknowledges the home is a historic property with stairs and architectural features that require caution. Homeowner shall not be liable for personal injury, loss of personal belongings, accidents, injuries, illness, wildlife encounters, acts of nature, utility outages or WI- Fl disruptions beyond reasonable control. Guest agrees to indemnify and hold harmless Homeowner from all claims, liabilities, damages, legal fees, and expenses arising from Guest’s occupancy or breach of this Rental Agreement.

Cancellation Poilicy

  • 100% Refund if canceled 30+ days before check in
  • 50% Refund if canceled 14-30 days before check in
  • NO Refund if canceled within 14 days of check in
  • Note: Cancellations must be received by 11:59 PM (property time zone)
